Property Condition Assessments
Evaluate concerns related to building structure; mechanical, electrical, and plumbing systems; finishing materials, life safety, building codes, parking and landscaping, and vertical transportation.

Assess the property’s utilities, exterior, and MEP components to identify and evaluate the impact of such on energy and water consumption.

Michael Hensen (P.Eng., RRC)
Vice President, Built Environment Solutions
Mr. Hensen is a Professional Engineer and Registered Roof Consultant with over three decades of experience in building enclosure, roofing, and waterproofing systems. A graduate of Concordia University (B.Eng., 1987), he leads the building enclosure consulting practice and serves as the Business Leader for Rimkus’ Canadian Central Region. His expertise spans new construction design, remediation and modernization projects, forensic investigations, and technical support for construction litigation and insurance claims.

Mr. Azeez is a Building Science Investigator with over 16 years of experience specializing in building condition assessments, capital planning, and reserve fund studies. His expertise includes performance audits, building envelope and parking garage investigations, energy audits, and aging-in-place assessments. At Rimkus, he is responsible for investigating construction defects, conducting life-cycle and energy efficiency analyses, assessing code and AODA compliance, and supporting clients with capital planning and remediation strategies.

Scope of Work
Rimkus was retained to perform a comprehensive Property Condition Assessment (PCA) of a single-story industrial warehouse and distribution facility with mezzanine, totaling approximately 1.5 million square feet on an 89.5-acre site. Our assessment included evaluation of the building’s structural, roofing, façade, and MEP systems; site elements; and life safety infrastructure. The evaluation provided insight into current conditions, identified immediate and long-term repair needs, and included capital planning recommendations for a 10-year term. Additional services included infrared scanning of electrical systems and review of underground utilities via video inspection.
